HOW I WORK
Aggressive marketing for sellers. Off market work for buyers.
After 20 years and more than 1,200 transactions, I keep the job to two things. I market a listing so it sells for the best price and terms the closed sales will support. I help buyers find houses that are not sitting in a portal yet.
I do not steer anyone to a street, a school, or a block. You give me the written criteria. I show you the houses that match.

SPRINGFIELD QUESTIONS
What Springfield buyers and sellers ask me
Straight answers from the Realtracs numbers and the city, county, and school district sources I use. Market figures are for September 2026 and change every month.
What do homes in Springfield, TN typically sell for?
In September 2026, the median sale price for a site built single family home with a Springfield mailing address was $373,500, across 16 closed sales in Realtracs. That was down 0.7% from $376,250 in September 2025. The median price per square foot was $236, and the average sale was $468,734. Of those 16 sales, 4 closed under $300,000, 5 closed from $300,000 to $400,000, 2 from $400,000 to $500,000, 3 from $500,000 to $750,000, and 2 at $750,000 and up. With this few sales, one or two homes can move the median, so the monthly Springfield TN Homes Price Report has the latest closed sales.
How fast are homes selling in Springfield?
The site built single family homes that sold in Springfield in September 2026 had a median of 20 days on market and an average of 23 days, according to Realtracs. On average, those sellers received about 98.1% of the final list price. Every home is different, so I look at the sales most like yours before I tell you what to expect.
How many homes are for sale in Springfield right now?
As of October 2, 2026, Realtracs showed 124 site built single family homes for sale with a Springfield mailing address and 37 under contract. At the July to September 2026 pace of about 36.3 sales a month, that is about 3.4 months of supply. These counts change every day, so check homes for sale or ask me for this month's report.
What school system serves Springfield?
Public schools in Springfield are part of Robertson County Schools, with the central office at 800 M. S. Couts Blvd, Springfield TN 37172. The district includes Springfield High School at 5240 Highway 76 East, Springfield TN 37172, along with other schools across Robertson County. I list these as location facts only, and I do not rank or recommend schools. School zoning depends on the exact address, so confirm it for any home directly with Robertson County Schools.
Do homes in Springfield have HOA fees?
It depends on the home, and I do not assume either way. Some homes are in a homeowners association and some are not, and dues and rules differ from one association to the next. Whether a home is in an HOA, and what the dues are, should be in the listing details and the seller disclosures. I confirm it for every home before you write an offer.
What are property taxes in Springfield and Robertson County?
Tennessee assesses residential property at 25% of appraised value. The City of Springfield lists its current property tax rate as $0.8453 per $100 of assessed value on the city website. The city also lists the current Robertson County rate as $1.80 per $100 of assessed value. Homes inside the city limits pay both. A Springfield mailing address does not always mean a home is inside the city limits, so confirm the exact parcel with the City of Springfield, the Robertson County Trustee, and the Assessor.
What is the commute from Springfield to Nashville like?
Springfield sits north of Nashville in Robertson County. US 41 and US 431 both run south from Springfield toward Nashville, and Travelmath lists about 29 miles between the two cities. I 65 is east of town, with access from the Springfield area by way of State Route 76 at White House. I do not invent a fixed commute time, because traffic changes by day and by hour. Drive it at rush hour before you write an offer.
What drives home prices in Springfield?
Location is a big part of it. Springfield is the county seat of Robertson County, north of Nashville on the US 41 and US 431 corridor, with I 65 access to the east near White House. After location, size, age, condition, and the lot set the price, and the closed sales most like the home are the best guide. If you work in Nashville, make the drive at rush hour before you write an offer.
When is the best time to sell a home in Springfield?
I cannot promise that one month beats another. What I can tell you is that pricing matters more than the calendar. In September 2026 the median Springfield home sold in 20 days, while 124 homes were for sale as of October 2, so buyers had room to compare and a well priced home stood out. I check the latest closed sales with you before we pick a list date.
How can I find out what my Springfield home is worth?
Use the contact form on this site and pick the option I want to sell in Springfield. I will send you a free price opinion based on the recent Springfield sales most like your home. There is no cost and no obligation to list with me.
